Question 1

What happens during a mould inspection?

Accepted Answer

A mould inspection usually includes a discussion about the history of the property followed by an assessment of visible mould, moisture conditions, ventilation, building defects and possible concealed risk areas.

The exact scope will depend on the property and the nature of the concern. Environmental sampling or laboratory testing may be recommended where it is likely to provide useful evidence.

Question 2

Can mould be present even when I cannot see it?

Accepted Answer

Yes. Mould can develop behind wall coverings, beneath floors, inside cupboards, within ceiling voids and around previously water-damaged materials.

Possible warning signs include musty odours, recurring staining, damp materials or mould that returns after cleaning.

Question 3

Does a mould inspection include testing?

Accepted Answer

Testing is not automatically required in every case. A detailed building inspection may identify the likely cause without extensive sampling.

When testing is appropriate, we will explain what information it is intended to provide and how the results will contribute to the investigation.

Question 4

Why does mould keep returning after I clean it?

Accepted Answer

Recurring mould usually indicates that moisture conditions have not been resolved. This may be caused by condensation, inadequate ventilation, water ingress, leaks, cold surfaces or damp building materials.

Cleaning the visible marks without addressing the moisture source is unlikely to provide a lasting solution.
